Office rental costs are often a significant part of any company’s expenditure throughout the financial year and it therefore makes perfect sense to minimise these whilst maximising the value of the commercial space that is available. Rationalisation of this often elusive equation generally takes place during lease breaks and of course when relocating to new space.

In our 15 years of experience and from speaking to literally hundreds of clients, we have discovered that the best deals are obtained by clients who instruct a commercial property expert to negotiate on their behalf.

Whilst larger Companies inevitably instruct commercial agents to act for them, the same practice is far from “standard” in the arena of small and medium size company relocation.  The reason for this is unclear but could be based on the false premise that the office or warehouse relocation is similar to a house move where professional  representation on behalf of the client (aside from a solicitor or surveyor) is unheard of.

  2. They have knowledge of forthcoming developments
  3. They have experience in finding suitable properties
  4. They provide an “equality of arms” to clients that are moving when negotiating with professional Landlords and their commercial advisors
  5. They are familiar with lease agreements and the pitfalls that may bind clients for many years to come
  6. They are experienced in lease negotiations and therefore more likely to get a better deal for the client
  7. This can allow you more time to carry on running your business seamlessly whilst the negotiations / relocation takes place
